How it works

Bid day, minus the grind.

ArcSpecs does the retyping, cross-checking and question-writing. You make the calls.

01 · Bid Leveling

Every sub bid on one sheet.

Upload sub proposals as PDFs. Line items, inclusions and exclusions are pulled out and lined up, so you compare the same scope instead of the bottom line.

  • No retyping proposals into Excel
  • Exclusions flagged, not buried on page two
  • Leveled totals update as you set plugs

Why ArcSpecs

Most bid tools stop at collecting.

Getting bids in isn't the hard part. Knowing what's missing from them is.

Leveling in Excel

Accurate, if you have the afternoon.

Every proposal retyped by hand, one trade at a time.

  • Hours per bid package
  • Easy to miss an exclusion on bid day
  • Never checked against the specs
Bid boards

Great at invites. Blind to scope.

BuildingConnected and Procore collect the bids, then leave the comparing to you.

  • Basic side-by-side at best
  • No check against drawings or specs
  • Enterprise tools need a sales call
ArcSpecs

Checks every bid against the specs.

Built for small and mid-size commercial GCs who level bids every week.

  • Built to cut hours of retyping

FAQ

Straight answers.

01What does ArcSpecs do?

It levels your sub bids side by side and checks them against your drawings and specs, so you see what's missing before bid day. Then it drafts clarification emails for each sub.

02Does this replace BuildingConnected or Procore?

No. Keep using whatever you use to send invites and collect bids. ArcSpecs picks up once the bids are in.

03Is the scope check a guarantee?

No, and it isn't meant to be. It's a second set of eyes that points you to likely gaps with the drawing or spec reference attached. You make the call.

04What file formats does it take?

Sub proposals as PDFs, the way you already receive them. For the Pro scope check, add your drawing set and project manual as PDFs.

05Who can see our sub pricing?

Only your company. Bids and plan sets are stored privately to your account and never shared with other GCs or subs.

06Why is the price public?

Because you shouldn't need a demo call to find out whether you can afford it. The price is the same whether you have three estimators or thirty.

07What counts as a trade package?

All the sub bids for one trade on one project, like three drywall proposals for the same job. Leveling them together counts as one package.

08When is Scope Check available?

Bid Leveling and Sub Clarifications come first. Scope Check is rolling out to founder program members first, then to every Pro account.

09Where is it available?

We're starting with commercial GCs in Dallas–Fort Worth so we can set up in person, and will open it up more widely after that.

Stop finding scope gaps after award.
